INVESTMENT PHILOSOPHY

EVERY INVESTMENT HAS FOUR CRITICAL OBJECTIVES

Vanamor invests in under-managed and under-performing apartment properties in or near major metropolitan areas of the United States. The Company targets real estate investments that can be either renovated or operationally improved to generate above-market cash flow returns. Improved management teams and systems are leveraged to optimally enhance performance of each asset. Vanamor’s strategy is on real estate investments that will bring in a stable, long-term renter population following renovations. Upon sale, Vanamor aims to complete a 1031 Exchange so investors have the option to receive their taxable proceeds or reinvest on a tax-deferred basis into a replacement property.

Annual Return: 11 – 15%
Multiple: 1.8 – 2.5x
Term: 7 – 10 years
Value-add: Light to medium
Targeted Short Term Value-Add Returns to Investors:
Cash on Cash: 4 – 6%
IRR: 12 – 15%
Annual Return: 15 – 18%+
Multiple: 1.4 – 1.8x
Term: 2 – 5 years
Value-add: Medium to heavy
